    Terms & Conditions

    We will do whatever we can to make your stay as enjoyable and relaxing as possible. We only ask that you and your guests abide by these terms and conditions and respect the Villa and our staff. If you have any concerns or questions, please feel free to ask about it and we can make adjustments that suit both parties as long as they are agreed in advance.

    BOOKINGS – Phuket Island Villa will accept your enquiry for booking. Bookings are on a 'first-come, first-served' basis and are for a minimum of five (5) nights. Phuket Island Villa reserves the right to decline a booking without giving any reason. A booking will be held confirmed once the initial deposit has been paid and the terms and conditions have been acknowledged.

    ARRIVAL & DEPARTURE TIMES Guests should assume the Check-in time is after 2pm, and checkout time is prior to 12 noon, unless otherwise agreed. Phuket Island Villa normally tries not to book customers in or out on the same day, so check in and checkout times are usually flexible, but this is not guaranteed, so please ask in advance.

    REGISTERED GUESTS Only the number of persons stipulated in the Rental Agreement may reside at the property as guests. Please notify us as soon as possible of any changes. The number of people staying at the property must not exceed the maximum capacity indicated in the website or elsewhere, except in the case of infants (under two years old), or unless agreed in advance. Should Phuket Island Villa find that the number of people staying at the property exceeds that on the booking form, we may, at the absolute discretion of Phuket Island Villa, ask the extra person or persons to vacate the property forthwith.

    If you have Guests at the Villa for services such as massage, private chefs, caterers or any other third party, they are the responsibility of the signed Guests and bound by these terms and conditions. Any damage or theft of property by these third parties will be the sole responsibility of the Guests.

    PETS No pets are allowed on the entire property.

    SMOKING This is a non-smoking Villa. If Guests wish to do so they can smoke on the outdoor area where the swimming pool is located.

    PAYMENT A 50% non-refundable deposit is due within 5 calendar days of booking the villa. The remaining 50 % must be paid latest within 14 days prior to arrival. There is a 7-day minimum stay requirement during the Peak Season (Dec 15 -Jan 31). There is a 5-day minimum stay requirement during High Season (Nov 1 to 16-April 31) and Summer Season (May 1-October 30).

    SECURITY DEPOSIT A 15% security deposit (but not less than US$ 1500) is payable with the final payment due before check or in alternative in cash during check in. This is to cover the cost of any damage or breakage's of the Villa's or contents during the rental period. The security deposit will be returned on check out providing that there are no items missing or damages found.

    DAMAGE AND BREAKAGE - Damages to the property, or any contents will be charged at a rate to repair the damage to at least equal to the original condition.Phuket Island Villa is a non smoking villa. If persons are found to be smoking inside the Villa, then Phuket Island Villa has the right to have any bedding, curtains, floor covering or other soft furnishings dry cleaned at the expense of the Guest. Any burns or marks on lounge may require more extensive repairs and/or furniture being recovered and that will be the responsibility of the Guest. Breakages will be charged at the cost of the item plus any travel or shipping costs to replace the broken item.

    MISSING ITEMS – Any missing items for the Villa will be charged at replacement value. This includes, but is not limited to, towels, bedding, robes, slippers, silks, artwork, umbrellas, electronics equipment, kitchen equipment, silverware, toiletries.

    CANCELLATION Cancellation within 30 days prior to the beginning of the rental period, the entire rental amount will be forfeited. Cancellation within 31 days or more before the beginning of the rental period, the Lessor will forfeit 50% of the rental amount.

    LESSEE'S INSURANCE Each guest must have comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Liability insurance is also required. Phuket Island Villa is held harmless by you and your party against all claims including any accidents related to the use of the Villa facilities or locally procured third party services such as, but not limited to, watercraft, water sports, jeep or motorbike rental.

    FORCE MAJEURE Lessor shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of Lessor's control such as civil disturbances, fires, floods, severe weather, Acts of God, and any occurrences outside the control of the Lessor.

    COMPLAINTS Lessor cannot be held liable for interruptions of the supply of water, or electricity, or Internet connection or breakdown of swimming pool filtration systems, though Lessor will use our best endeavours to arrange for any such problems to be solved quickly. It is understood that infrastructure, local standards and conditions are often of a less developed nature in a remote resort location than in more urban environments. Lessor or its representative will do as much as can be reasonably expected to avoid and rectify. Any complaints should be made in writing to the Lessor within 24 hours of the occurrence. If the Villa is vacated before the end of the rental period without mutual agreement, this may result in the loss of all rights to compensation.

    CONDUCT & BEHAVIOUR Lessor is responsible for the correct and appropriate behaviour of the guests staying at the Villa. Should any member of the party behave in a manner considered inappropriate, either the Lessor or the local representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith. No refund can be claimed from the Lessor in such case. Owner or his representative may enter the villa at any time.

    FOOD AND BEVERAGE All food and beverage items purchased on behalf of guests will be charged to guests at cost +10%. The 10% charge is to cover condiments, cooking gas and transportation and all costs incurred from cooking and kitchen related expenses.

    LINEN & TOWELS Linen and towels are provided at the Villa. These are normally changed every three (3) days or as deemed necessary.

    TRANSFERS Rates do not include airport pickup and return. Airport pick-up and drop-off can be provided on request.

    VALUABLES A personal safe is provided in the master bedroom. It is strongly recommended that it be used to store valuable items such as passports, cash, traveller's checks, mobile phone, cameras, etc. Any valuables left at the property are the guests' sole responsibility and neither the Lessor nor the staff can be held responsible for any loss or damage of personal property.

    DUE CARE AND SUPERVISION/INDEMNITY Lessee accepts and acknowledges that they are responsible and liable for the safety and well being of all guests and third parties staying at the Villa during the time of the rental. Lessee and their guests are required to take due care when residing at the villa and be especially watchful of children playing in the gardens, near or in the pool or Jacuzzi. Children MUST be under supervision of an adult at all times when staying at the Villa. Guests are not permitted to enter the Villa when wet from swimming, as the floors can be slippery. Damage or injury arising as a result shall not be the responsibility of Lessor.

    APPLICABLE LAW - These conditions and any contract to which they apply are governed in all respects by Thai law and the Thai courts only shall have jurisdiction in relation to any claim or dispute arising out of, or connected with them.

    AGREEMENT – By entering into a rental agreement with Phuket Island Villa guests are deemed to have accepted these terms and conditions.

    Phuket Island Villa reserve to right to amend this agreement from time to time to reflect changes in policy. However, Phuket Island Villa will abide by these terms and conditions once acknowledged as part of a booking contract.
